  • Interior Checks:  Our interior checks cover everything from ensuring your HVAC system is running efficiently to making sure there are no signs of water damage, fungal growth, pests or squatters.
  • Exterior Checks:  On the exterior we inspect for signs of damage and break-ins. We also check your landscaping and pool area, and ensure that your property is safe and secure.
  • GPS Time-Stamped Reports:  We believe in complete transparency.  After each visit, we provide you with a detailed report with pictures (PDF file) for your insurance company and an online link to the report as well, so you can see exactly what we've checked, any issues we have identified, and the overall condition of your property.

MERMAID HOME WATCH SERVICES

Mermaid Home Watch provides a visual inspection of a home or property looking for obvious issues

  • We will check your home weekly or bi-weekly
  • Recommendations made for the proper care of your vacant home
  • Advise on any maintenance or issues with the property
  • Recommendations for local vendors in the area
  • Deter squatters/thieves as they will see regular activity at the home
  • Receive a GPS time-stamped report after each service

Exterior Check

  • Exterior check of grounds, landscape, pests, lawn, and sprinklers
  • Remove newspapers and flyers, check the mailbox
  • Visual check of outdoor light fixtures
  • Visual exterior check including roof (from the ground), screens, windows, AC units, fences
  • Turn the main water on
  • Enter the home, disarm the security system, if appropriate

Lanai and Pool Area

  • Check the water level and condition of water, equipment, and pool control panel
  • Check screen door, screening, and cage structure

Departure

  • Final departure: “Look. Listen. Lock.”
  • Enable security system, lock doors
  • Turn off the main water supply

Interior Check

  • Check all windows and doors for damage and ensure they are locked
  • Visual check for signs of water damage, microbial growth, and mildew
  • Cycle water: brush/flush toilets, run water in sinks/garbage disposal, tubs, and showers
  • Check the water heater – off at the circuit breaker or on Vacation Mode when the main water is OFF. The recirculation Pump should be off. The procedure varies by equipment
  • Check for signs of insects, pests, and rodents
  • Check closets and storage cabinets
  • Verify AC and humidistat settings; adjust as necessary
  • Check refrigerators, freezers, and wine coolers for proper temperature and operation
  • Reset clocks after a power outage
  • Check the garage (including trash) and make sure the door to the garage is locked
